Introduction and discovery
Initial face to face meeting with the property owners to outline our full vendor advocacy services to determine what is required from preparing the home, to selling and moving day. Everyone’s journey is different, and our clients require a unique approach to their needs, so we take the time to listen and work with you on exactly what that is.

Property preparation
Preparing your property for sale is such an important process to ensure it presents the best it can be to maximise saleability and to achieve the best possible price. We have established professional and trusted relationships with all our unique professionals that assist in this specialised service. We organise quotes, from cleaners, painters, gardeners, packers and declutters, antique specialists, stylists, and even piano movers just to name a few.

Agent selection
The selling agent is an integral part of the sale process. We research, interview, select and appoint the best agent to help sell your property. After the agent is appointed, we then collaboratively work with the agent to ensure correct completion of agreements and ensure the marketing campaign and commission meets your requirements and budget.

Sales campaign
After our initial planning with the vendor and agent, acting as your property advisor we manage the whole sale campaign to ensure there are no surprises along the way. We keep you updated throughout the whole campaign, providing all feedback to ensure a smooth process so that everything stays on course through to settlement. We maintain open communication with you to keep you informed throughout the campaign, including buyer feedback and expert suggestions.

Invaluable professional services everythime

Most of us go directly to a real estate agent, don’t we, but did you know, an advocate relieves the stress and takes the work out of dealing directly with an agent? They are also adept at selling property ‘off market’ as in my case, via their network of advocates.

For those of you who are unfamiliar with how advocates are paid: If she sells directly to a buyer, you will pay a lower commission to an advocate than an estate agent, but if the agent sells your property, it is the agent who pays her commission. You can’t lose!!!
