Our off market properties process

Sourcing off market properties can be a complex process. Knowing the right agents and having the right network connections in place ensures we maximise every opportunity to be able to present to you, our client as many properties as possible that fit your selection criteria.

Email blast
Once we have the property specifics, we compile a database list of all the target agents and advocates we need to target. We then send a detailed email out to the agent and vendor advocate database including specifics and price range. This will also include past clients, developers and other suppliers that may assist.

Follow up calls
After every contact has been sent an email, we then follow up with a call to discuss any opportunities they currently may have and any future potentials.

Direct Marketing
In some cases our clients require a specific type of house or street location, so direct marketing may be required. This consists of letterbox dropping a house specific brochure or door knocking certain homes to see if there is any interest to sell privately.

Inspect and short list
We compile a list of all the off market properties and then arrange a private viewing to see if the property suits our clients brief. A short list is then prepared for the client to view.

Customer reporting and inspections
Send the property report and our recommendations to the client for review. Once they have chosen the properties they wish to view, we arrange private inspections with the client and ourselves to view each property.

Invaluable professional services everythime

For those of you who are unfamiliar with how advocates are paid: If she sells directly to a buyer, you will pay a lower commission to an advocate than an estate agent, but if the agent sells your property, it is the agent who pays her commission. You can’t lose!!!

What are the advantages with buying off market properties?

There are great advantages to purchasing and off market property. You can inspect these properties and even make an offer before other buyers get to view the property. You don’t have to negotiate and compete with other buyers or attend auctions. You have access to a winder market and not just listed properties. You can save thousands and sometimes hundreds of thousands of dollars as you are not competing with other interested buyers that would normally drive the price up. 47% of our properties we buy for buyers are off market…It works!

There are a few reasons why a vendor would choose to sell off market. They may want to test the market first to see if they can achieve a price they are after. The owner may require privacy or be experiencing financial hardship. They may be after a quick sale and also don’t want to pay thousands in marketing fees or they might just sell if the right price was offered.

The savings can be in the range of hundreds of thousands of dollars depending on the property. This is due to the fact that when you purchase a property you are not directly competing with other buyers who would usually drive the price higher (most auctions sell way above the marketing range due to buyer competition). Also as vendors are saving on marketing and other related advertising costs, they can accept a lower offer.
