Investing in residential property has the potential to offer long term capital growth, which can help you attain financial independence. However, numerous investors end up with properties that fail to appreciate in value, or don’t yield the rental return they had hoped, causing more stress than comfort in the long run. We map out a clear strategy and follow the process with research and analysis of the market, location, property type and rental demand

Introduction and discovery
Initial face to face or zoom meeting with the clients to firstly outline our investment property buyer advocacy services and what we offer. Secondly is to discover the exact type of property the client wants to buy, from specific location/s to capital growth and preferred rental yields. It's extremely important we really understand what the client wants in their investment.

Property and market analysis
Our first priority is to perform a detailed property market analysis on the selected area/s and types of investment properties to provide relevant feedback and helpful information which can assist our buyers in the decision making process. Researching rental markets and returns, previously sold properties, properties currently on the market, median value, average days on market, short and long term capital growth, past and future area developments and location advantages.

On and off market property search
Once the client’s brief is ready, we then send an “off market” specific email to our extensive agent network in the target area to source any off market properties which they may have .Once all the emails have been sent, we follow up with a phone call to each agent to ensure we have uncovered every possible opportunity. The second step is to perform a detailed search online within the main real estate portals to uncover matched properties to present to our buyers for short listing.

Property inspections and shortlisting
Presenting the purchaser with a list of potential properties that fit their brief. Contacting agents and attending open for inspections for both off market and on market properties with our buyers. If our client can't make the inspection, we will send them a detailed report of the property including our recommendations and whether they should view the property. Once we have shortlisted the property or properties they wish to purchase, we will perform our due diligence on the property and documentation.

Negotiation and purchase
Whether it's an auction or private sale, we will research the past sales in the area and speak in depth with the selling agent to gauge the level of interest and to determine where the price level is. Conduct a pre auction meeting with the buyer to map out our bidding strategy and budget. Attend the auction and bid on behalf of our buyer/s to secure the property or with a private sale negotiate the sale to achieve the best possible price. Assist in contract signing, settlement terms and deposit requirements.

Settlement
Once the contracts have been signed, we assist in ensuring the solicitors or conveyancers have all the documentation required. Attend the final inspection with the purchaser/s before settlement to check the property condition and presentation. We can refer preferred agents that specialise in property management to assist in getting tenants into the property.

Invaluable professional services everythime

Is purchasing an investment property in Melbourne worth it?

Purchasing an investment property in Melbourne can be worth it as long as you have a clear strategy and most of all realistic expectations. There has been consistent long term capital growth over the years, but short term fluctuations also do occur. You also need to factor in economic conditions, interest rates, market conditions and state policies like land tax and capital gains tax. 

In most cases we charge a small percentage fee which is calculated off the purchase price. Sometimes we may negotiate an agreed flat fee depending on people’s circumstances and budgets they may have available. There is an initial engagement fee payable up front which is of course subtracted from the fee once the property sale has become unconditional.

The right investment property advisor is definitely worth it. We do all the market research regarding your property, source the properties for you and then negotiate on your behalf. Most investors are time poor and don’t have the time to be conducting this type of market research and spending all of their free time looking at potential properties.
