Our first home buyers process

Meeting and discussing your future, your ideas, and what is involved when searching and then purchasing a property for the first time. We will go into some detail regarding the real estate market and what to expect. We then deep-dive into the analytics, researching and sourcing both off-market and on-market opportunities and attending numerous open for inspections before shortlisting, completing the due diligence and of course, securing the home with an elite level negotiation strategy.

Introduction and discovery
Initial face to face or zoom meeting with the clients to firstly outline our buyer advocacy services and what we offer. Secondly is to discover the exact type of property the client wants to buy, from specific location/s to home type, land size, feel of the property and extra features just to name a few. It's extremely important we really understand what the client wants in their new property.

Property and market analysis
Our first priority is to perform a detailed property market analysis on the selected area/s to provide relevant feedback and helpful information which can assist our buyers in the decision making process regarding their property purchase. Researching previously sold properties, properties currently on the market, median value, average days on market, short and long term market growth, past and future area developments and location advantages.

On and off market property search
Once the client’s brief is ready, we then send an “off market” specific email to our extensive agent network in the target area to source any off market properties which they may have. Once all the emails have been sent, we follow up with a phone call to each agent to ensure we have uncovered every possible opportunity. The second step is to perform a detailed search online within the main real estate portals to uncover matched properties to present to our buyers for short listing.

Property inspections and shortlisting
Presenting the purchaser with a list of potential properties that fit their brief. Contacting agents and attending open for inspections for both off market and on market properties with our buyers. If our client can't make the inspection, we will send them a detailed report of the property including our recommendations and whether they should view the property. Once we have shortlisted the property or properties they wish to purchase, we will perform our due diligence on the property and documentation.

Negotiation and purchase
Whether it's an auction or private sale, we will research the past sales in the area and speak in depth with the selling agent to gauge the level of interest and to determine where the price level is. Conduct a pre auction meeting with the buyer to map out our bidding strategy and budget. Attend the auction and bid on behalf of our buyer/s to secure the property or with a private sale, negotiate the sale to achieve the best possible price. Assist in contract due diligence and signing, settlement terms and deposit requirements.

Settlement
Once the contracts have been signed, we assist in ensuring the solicitors or conveyancers have all the documentation required. Attend the final inspection with the purchaser/s before settlement to check the property condition and presentation. Upon the purchasers request we can assist in connecting all the utilities and other services like pay TV and internet to the new property free of charge.

Invaluable professional services everythime

Why do I need a buyer’s advocate when I am a first home buyer?

There are so many things involved with finding and purchasing your first home. A buyer’s agent will help you and guide you through the whole process, educating you along the way to ensure you make the right decisions and don’t pay too much for your property. Small things like looking over section 32’s or contracts of sale, dealing with agents and understanding their jargon or simply knowing where the right place to purchase are just a few reasons why you need an advocate on your side.  

Being a first home buyer we understand that most of the time your purchasing budget may be a little smaller than other purchasers have and that is why we charge a minimal fixed fee rather than a percentage of the purchase price that a lot of other advocates charge. We know that every cent counts, so not charging you a fortune to do it means you can allocate more money to the purchase of your new home.

When purchasing a property, using a first home buyer’s advocate is extremely important for so many reasons. Understanding the complexities and terms and conditions when buying a home can be quite confusing, so having the right advocate guiding you through and educating you along the way makes a huge difference and can take away a lot of the stress.    

One of the other main reasons is we have access to a lot of off market properties that are not advertised, meaning you have a greater selection to choose from and have exclusive access with no competition, meaning you will not pay a premium price.
