Detailed property search for on and off-market properties, individual property assessment, attending open for inspections, property short listing, buying strategy, negotiation and buyer representation, contract due diligence and settlement management.

Bidding at auction on your behalf

If you are looking at bidding at an auction, we can represent you during the auction to bid on your behalf. We sit down with you and formulate a bidding plan and strategy and determine where your budget sits in relation to the advertised range. We bid on your behalf on auction day and then of course assist in the negotiation of settlement terms and contract signing.

Price negotiation on a private sale

If you have chosen to purchase a property yourself and don't require our buyer agent services, we can assist you in negotiating the sale of the property you wish to purchase. We will liaise with the selling agent to get as much information as possible to allow us to submit offers that will secure the property for the best possible price. This negotiation may also include settlement terms and other conditions that may assist in securing the property.

Contract signing and due diligence

If you have chosen to purchase a property yourself and don't require our buyer agent services, we can assist you in looking over contracts and sections 32’s, assisting in researching the property and past sales history to ensure your offer is in line with market value. Recommending building and pest inspections or other services that may need to be checked prior to submitting an offer or included in the contract of sale.

Invaluable professional services everythime

Are you thinking of buying or selling your property? Have you thought About hiring and using the professional services of an Advocate?

Most of us go directly to a real estate agent, don’t we, but did you know, an advocate relieves the stress and takes the work out of dealing directly with an agent? They are also adept at selling property ‘off market’ as in my case, via their network of advocates.

I resonated with Nicole immediately and her obvious love of real estate. She was an absolute delight to work with. She arranged everything! from interviewing the three agents, gaining their quotes, as well as two quotes from property stagers and then helped to make the ‘right’ selection.

For those of you who are unfamiliar with how advocates are paid: If she sells directly to a buyer, you will pay a lower commission to an advocate than an estate agent, but if the agent sells your property, it is the agent who pays her commission. You can’t lose!!!

Will using a buyer’s advocate to bid at auction save me money?

The simple answer is yes! Using an experienced buyer’s advocate who understands the auction and bidding process can save you money by not over bidding at the auction or negotiating afterwards when the property passes in to you. Both Clint and Nicole are experienced auctioneers and understand the dynamics when bidding and negotiation after properties pass in. Simple things like knowing when to bid, how much to bid each time, where to stand and even body language can determine whether you buy the property and also at the best possible price.

Having a plan in place is so important when bidding at auction. It can mean the difference between buying the property and missing out and even more important the money you can save by not over bidding. Using a buyer’s advocate to bid on your behalf takes the emotion out of the process which is extremely important as it stops you making decisions with your heart and most of the time paying too much or making the wrong choice. 

Setting a lower, middle and upper limit prior also gives your buyer’s agent the leverage to bid quickly and strategically and to know what increments to bid each time. An auction can move pretty fast, so it’s important to have a plan in place to stop delays in decision making. You need to look strong and in control.

When negotiating on a property, price is commonly the main factor that will secure you the property, but it is important that you also consider your terms and conditions as these can make a huge difference.

Make sure you can be flexible with the vendors with settlement terms as this can help purchase the property even if your price is slightly higher than someone else’s. Even conditions like “subject to finance” or “building and pest inspections” can make a difference. Try and have your finance approval in place beforehand and even organise a building and pest inspection prior to making an offer. Working with the agent and vendors make such a big difference and can increase your chances immensely of purchasing the property.
